The property is located in the heart of the Shields River Valley with breathtaking views of the Bridger Mountain Range to the West and the Crazy Mountains to the East. It lays just 2 miles North of Sedan, and 9 miles Northwest of Wilsall. The Southern boundary borders paved State Hwy. #86 for one mile. All in Gallatin County.

Wilsall, established a century ago, has a population of approximately 350. Services include a post office, full-service gas station with mechanic, grocery store, saddle/leather shop, deli, liquor store, bar, bar/café, volunteer fire department, senior center, and two churches (Lutheran & Wilsall Community Church).

Clyde Park, established in 1885, is a friendly cow town with a population of about 342. Services include a post office, bank, hardware store, grocery store, full-service gas station with mechanic, bar/café, volunteer fire department, community center, and three churches (Catholic, Methodist, & Interdenominational).

Livingston, nestled on the banks of the Yellowstone River, is surrounded by three mountain ranges: the Crazy, Absaroka and Bridger Mountains. It’s 34 miles South of the property, has a population of 7,380 and is the Park County Seat.

Bozeman is the nearest major trade area, with a population of approximately 38,000 residents. It is 29 miles Southwest of the ranch, via paved State Hwy. #86.
Bozeman Yellowstone International Airport at Gallatin Field in Belgrade (near Bozeman) is currently served by Alaska, Allegiant, American, Delta, Frontier, and United Airlines. There are also 2 full service Fixed Base Operators: Arlinnulls Aircraft Service Inc. and Yellowstone Jet Center; as well as private charter services, including Summit Aviation, Sunbird Aviation Inc., Montana Aircraft Inc., Central Copters, and Rocky Mountain Rotors.

The ranch comprises 312± deeded acres of pasture, legally divided into two 156± acre parcels. Montana is going through the water rights adjudication process at this time. The ranch has not filed for any water rights, according to Montana DNRC.

The Middle Fork of Dry Creek, a year ‘round stream crosses the North portion of the ranch. By Montana law, you can water horses out of the creek. There is also a small pond on the Eastern portion.
All mineral rights owned by the seller and appurtenant to the property will convey to buyer at closing. Mineral rights are not guaranteed, so it is suggested that, if mineral rights are an important issue, the buyer should conduct a mineral search with the Title Company.

The property has no buildings; However, there is perimeter fencing forming two separate 156± acre pastures.
Power is provided by Park Electric REA and phone service by CenturyLink. Bringing these utility lines to the homesite, as well as drilling and installing a well & septic system are the responsibilities of the buyer.
Wildlife includes Whitetail & Mule Deer, and Antelope. Ducks, Geese, Sandhill Cranes, and Huns are also seen.
Noxious weeds in the area include Thistles, Spotted Knapweed and Leafy Spurge. Gophers are getting to be a problem in the Shields Valley.
Recreational pursuits such as hiking, backpacking, horseback riding, and hunting are available in the nearby Crazy or Bridger Mountain Ranges. The Shields & Yellowstone Rivers provide excellent fishing opportunities South and East of the ranch, and the Gallatin, Madison, & Missouri Rivers to the West. Winter sports include snowmobiling and cross-country skiing, with downhill skiing at nearby Bridger Bowl Ski Area, less than a half hour's drive from the property. Yellowstone National Park is just 93 miles South, at Gardiner.
Public schools are provided via the Shields Valley Consolidated School System. Wilsall and Clyde Park consolidated their elementary and high school districts into the Shields Valley School District. In the 2015-2016 school year, Shields Valley Elementary (PK-6) had 103 students, and Shields Valley Junior High (7-8) had 28 students (both of these schools are in Wilsall). The high school is in Clyde Park and had 78 students. Home of the Class C "Rebels."

Currently, the property is leased annually for grazing for $2,000/year, cash rent. This includes two payments of $1,000 each, due May 1st and November 1st each year.
